Fala pessoal. Fevereiro, mês curtinho e certeiro. Rendimento da carteira ruim, mas aporte excelente. Aportei 10k. Minha renda aumentou mesmo, de maneira definitiva pelo que paree, AMÉM! Tudo indo bem na vida pessoal e profissional, de volta ao inglês, capoeira e demais atividades. Estou quase resolvendo a situação na empresa, vamos encerrá-la e fazer partilha, vai dar uma bao quantia para dar um up no patrimônio.<br />

Ultrapassei 100k, yuhuuuuuu! Amém, Shalom, Oxalá, Suerte e tudo mais que existir pra agradecer e abençoar.<br />

Uma correção importante que percebi na hora de fechar a planilha do ano: conciliei tudo com os valores reais em conta e achei um erro estúpido, em um dos meses somei o aporte duplicado, pois já havia investido ele e contabilizei como a investir. Já corrigi o erro e com o aporte deste mês, meu patrimônio passa oficialmente dos 100k, o que dá um gás para prosseguir! Yuhu!<br />
<br />
O ano começou bem pra mim. Consegui aportar muito em janeiro com meu projeto de renda extra, que está a todo vapor. Tive faturamento líquido nele de 8k500 este mês e até o fim do ano fiz uma projeção de chegar em 12-15k mensal líquido só com este projeto extra, que na verdade agora é o meu principal praticamente. É um negócio de internet como já explicado aqui, digital. Não imaginei que daria grana assim, mas fiz muito bem feito e com minhas madrugadas de dedicação tudo tem valido a pena. Creio que agora em 2013, com esse projeto decolando, vou poder aumentar muito meus aportes e ficar mais perto da independência financeira.<br />

O apê valoriza a cada dia e tá ficando bem legal, postei até uma foto no último post.<br />
<br />
A empresa como eu disse tá CABULOSA rs. Encerrar a sociedade com meu sócio maluquito está extremamente difícil, bem desgastante e já entrou advogado. Já fizemos uma reunião e eu quero vender a empresa, mas ele também quer vender, um impasse danado.<br />
<br />
Porque eu quero vender? Pq eu prefiro vender, embolsar e abrir outra, do que engessar capital na compra da parte dele, afinal ele não trabalha nela e não faz nada, só quer mamar. Como eu que faço TUDO naquela joça (brincadeira rs, gosto da empresa), pra mim é mole abrir outra. Tenho conhecimento, equipamento, cliente e etc. É tranquilo de vingar outra, ainda mais amparado pelo projeto extra agora. O projeto extra faturou 11k500 bruto este mês e 8k500 líquido. Precisei contratar um estagiário pra ajudar o papai hahaha. Até minha namorida tá ajudando na parada.<br />

Estou muito feliz com o resultado que to tendo e ainda não consegui acreditar muito bem, afinal passei de ter uma renda de sei lá, de 4, 5k mensal para ter de 12, 13k huhuhu. Não caiu a ficha.<br />
<br />
Pobretão, me segura no ranking hhauauhua.<br />

To cheio de dinheiro parado em conta e na corretora. Só na corretora tem 7k parado.<br />
<br />
Por que isso? Porque talvez eu preciso de liquidez para resolver esta história da empresa principal, então esou deixando ele lá de molho pra se precisar com urgência ter de onde tirar. Depois de resolver tudo ai eu invisto.<br />

A empresa tá com bom ativo imobilizado e a qualquer hora pode rolar uma grana boaaase eu conseguir vender, pq comprar, só se for uma oferta da chinaaa mesmo.<br />

2013 tem sido uma caixinha de surpresas, vamos ver no que dá, torçam por mim.<br />

Desculpem o sumiço. Preciso pedir desculpas até para mim mesmo, pois prometi que não iria deixar de postar. (Foi mal pobretão, de verdade =/ )<br />

Resumo da Ópera: Após quase estar infartando de trabalhar (nem pelo exesso, pelo cansaço mesmo, sem férias há muito tempo), tirei 15 merecidos dias de férias e fui para o Chile. Visite Santiago, Pucon, Viña del Mar e Valparáiso. Gastei muita grana, tipo uns 4k, mas me diverti bem, deu para desestressar UM POUCO.<br />
<br />
Porque não atualizei o blog: Por causa das férias, voltei a pouco tempo e porque quero desfazer URGENTE a sociedade com meu sócio e isso está tomando MUITO TEMPO e muito esforço mental, acabei deixando o blog de lado este mês. Explico-lhes abaixo.<br />
<br />
2012 foi um ano ótimo. Meu projeto de renda extra tá bombando, até contratei um estagiário. O apartamento tá ficando pronto, já estão até me cobrando o ITBI, vou morrer em 2k, o que talvez diminua o aporte do mês que vem ou até mesmo diminua o que tenho em carteira, vamos ver. Vão entregar em média tipo em agosto deste ano, está ficando bem legal a obra, meu prédio já subiu todo e já tem pintura externa. Passou rápido, mas ainda faltam ai estes 8, 9 meses. Segue uma foto abaixo da obra! Meu apê pode ser visto dai rs, mas não vou contar o andar pra ninguém me sequestrar (Como se eu fosse milionário ahuahuahua).<br />

Estou com problemas na empresa. Meu sócio sempre foi meio louco da cabeça (de verdade, ele é bem estranho), e após uma discussão mais acalorada, quis me bater, dá para acreditar? O pessoal teve que segurar ele e tudo, um stress do demônio...<br />
<br />
Vou encerrar a sociedade e estou pensando 24h nisso, o que está me deixando meio lunático (não tanto quanto ele), mas estou tentando ficar centrado e calmo, frio. Já tracei um plano. Não tenho rancor e nem desgosto dele, só não quero mais continuar, tenho medo dele me esfaquear enquanto estou no telefone com um cliente hahahaha.<br />
<br />
Ele pediu 120.000 na parte dele da empresa, ou seja, a avaliou em 240.000, o que não vale NUNCA, até porque grande parte do valor da empresa, grande mesmo, está centrado em mim, no quanto eu valho por ela, afinal eu que gerencio e tomo a frente de tudo, ele está trabalhando nela somente UMA VEZ por semana, e eu integralmente, todos os dias, todas as horas. Essa questão já estava em voga e por isso eu desejava encerrar a sociedade, não estava mais valendo a pena pra mim, mesmo que eu ganhe mais que ele por isso. Depois que ele surtou e quis me bater então, ai não restam dúvidas.<br />
<br />
O problemas são os clientes e etc, que são o maior valor da empresa. Por este preço absurdo que ele fixou, eu disse que vendo minha parte na hora pra ele e advinha? Ele não quis comprar, claro. A empresa pra valer isso, deveria dar de lucro todo mês, uma média de 6000, 7000 limpo limpo. E ela não dá isto. Sem contar que com o clima ruim que ficou, de 4 funcionários, 3 pediram demissão. Ou seja, atualmente, apesar dos contratos assinados, clientes e etc, tem sérios problemas organizacionais e não vale isto. Se eu que toco tudo sair então, o valor dela cai absurdamente. Por isso não vou comprar nada, prefiro abrir outra. Tenho a equipe que quer ir comigo, todos os equipamentos necessários, carteira de clientes e meu talento, que foi o que sempre fez a diferença na empresa, afinal eu sou formado na área e ele não, eu que sempre segurei as pontas. <br />
<br />
Resultado: Já que ele avaliou mas não quer comprar, eu não vou comprar a dele nem por um real, é melhor gastar a grana em uma nova, só minha, mesmo que eu demore um tempo para chegar ao patamar desta atual, que já tem 4 anos de história e muita coisa pra contar.<br />
<br />
Dureza né? Mas faz parte da vida e do mundo empresarial. Vou dar um passo pra trás para dar cinco pra frente no futuro. Tenho algumas cartas na manga, ainda não posso contar pois não tenho certeza.<br />
<br />
Isso talvez diminua temporariamente meus aportes e minha qualidade de vida, não sei bem ainda.<br />
<br />
Não quero cantar vitória, mas já tenho um plano e acho que não vou ser muito afetado, ainda mais que conto com o projeto de renda extra, agora vou detonar com ele em 2013.<br />
<br />
Mesmo viajando e torrando uma grana, consegui juntar uma grana razoável em dezembro.<br />
<br />
O início de 2013 vai ser totalmente conturbado com esta situação da empresa, que eu não esperava, vamos ver no que dá. Acho que só vou ter tranquilidade assim de ver que o trem foi resolvido mesmo lá pra março, abril, junho... Tem que alugar outra sala, estruturar uma nova empresa toda de novo... e por ai vai. Mas vamos que vamos, vai dar certo, tenho 100% de confiança.<br />
<br />
Por esta situação, estou com muita grana parada:<br />

Uns 4k numa conta corrente, 4k na outra corrente, 7k na corretora.... Não vou investir em nada, pois talvez eu precise desta grana para investir na nova empresa, ou na dissolução da antiga para fazer uma transição. Posso precisar do dinheiro de uma hora pra outra, então se eu alocar am algum papel ou um FII ou outra coisa posso ficar engessado. Até o fim de janeiro resolvo isso. Poderia até colocar na poupança só para ganhar uma mixaria até lá, mas como pretendo resolver tudo em 30 dias em relação a destinar o dinheiro, vou deixar aonde está mesmo, posso precisar com muita urgência para um seguro fiança, comprar equipamentos pra nova empresa, alugar uma sala e etc.<br />
<br />
Nessas horas que vc vê a diferença de ter uma planejamento financeiro... Estou tranquilo pois tenho recursos guardados pra me virar por muito tempo caso precise. Mas nananinaão, não pretendo mexer na grana, vou gastar o mínimo possível só até resolver a empresa nova.<br />
<br />
Ainda não fechamos o ano na empresa, pois meu sócio está viajando pra muito longe, pro outro lado do Mundo literalmente. Ele tirou um mês (meio sem poder, afinal temos trabalho e e difícil sairmos um mês, mas como ele não está nem fudendo e por isso vou encerrar com ele, ele foi e foda-se a gente aui trabalhando rs). Ele só pensa na grana, não tá nem ferrando pra empresa, viajou e nem sequer tá me respondendo os emails sobre como faremos para encerrar. Ele tem outras empresas e a nossa não parece fazer muita diferença pra ele, seria só mais uma fonte de renda comigo trabalhando duro para ele ganhar em cima de mim. Ele também tem muitos méritos na empresa, claro, principalmente no início, mas hoje não me agrega nada, só atrapalha tudo, a olhos vistos.<br />
<br />
A boa notícia? Como ainda não fechamos o ano, terei dividendos, mas não sei quanto ainda. Eles deveriam ter entrado em 2012, mas como o sócio viajou e precisamos fechar juntos, pelo jeito vão entrar em 2013 atrasado, até o fim de janeiro acho.<br />
<br />
Estimo que dê pelo menos uns 10k extras, ai poderei aportar.<br />
<br />
Fora isso, se encerrarmos a empresa mesmo, temos que dividir o caixa e tudo mais, zerar tudo, ai deve sobrar uma grana melhor, então apesar de desafiador, o cenário para mim é otimista:<br />

Vou poder ganhar uma grana nesta empresa que talvez se encerre e devo abrir uma outra só minha, onde tenho maiores possibilidades de ganho e muito mais autonomia.<br />

Esse mês estrondei hahaha, estou feliz!<br />

Como eu disse, estava há um tempo investindo um tempo extra em um projeto de aumento de renda.<br />
<br />
Pois bem, nasceu e está indo muito bem graças a Deus, Jejé, Oxalá, Ogum, Shiva, Buda e também meu empenho rs.<br />
<br />
Criei uma empresa nova para trabalhar basicamente nas minhas horas de folga, sem ocupar muito tempo. Coisa de 4, 6 horas semanais.<br />
<br />
Esse mês entrou um outro pagamento também então deu um UP bom.<br />
<br />
A notícia do ano é que minha renda deve praticamente dobrar, mas não posso contar vitória antes da hora.<br />
<br />
Está tudo indo bem e com essa história deu uma guinada boa, cumpriu o planejamento que fiz para este aumento que estava querendo.<br />
<br />
Para matar a curiosidade, a empresa nova é um e-commerce, um site que vende material de comunicação online. Basicamente vende logomarcas e pacotes de layouts (cartões de visita por exemplo) para o público classe C do interior do brasil há baixo preços e com muita agilidade e boa qualidade!<br />
<br />
Agora estou mais satisfeito ainda com tudo, dá muito trabalho, mas dá dinheiro rs.<br />
<br />
Pouco dinheiro, pouco trabalho, ok. Muito dinheiro, pouco trabalho, ok. Muito trabalho, pouco dinheiro, nananinanão. No way ;)<br />
<br />
Pobretão, desculpa a demora cara rs, sei que vc fala que faço isso todo mês, mas é que meu mês e as contas eu faço lá pelo dia 03, 04, dia 01 faço o financeiro da empresa e fica difícil atualizar, mas vou tentar regular tudo para sempre dia 01.<br />

Ainda não investi o aporte de 7k500, aceito sugestões.<br />
<br />
Acho que vou comprar o ebook de alocação de ativos para entender e me sair melhor nas ações, apesar de que com um pouco de sorte e estudo (bem pouco, por isso preciso aumentar), tem dado certo.<br />
<br />
Cheguei a conclusão que o tempo investido em aumentar a renda e formatar um negócio novo, foi bem mais lucrativo que o rendimento mensal, afinal o que mandam são os aportes!<br />

Como todos devem saber, voltei pra casa da mamãe ganso mês retrasado, e agora reestabilizei minhas finanças (mês que vem tem renovação do seguro do carro, uma facada que vai me ferrar nos aportes).<br />
<br />
Este mês o aporte foi de 1.300,00 mas pretendo aumentar para o futuro, tendo em vista que fiquei com muita coisa pendente para acertar com a mudança de casa, que gerou vários custos. Tenho gastado um pouco além do que eu queria na vida pessoal, mas nada dispendioso demais, o suficiente para viver relativamente bem, abaixo do meu atual patamar, o que me permite compensar um pouco os aportes.<br />
<br />
Tenho algumas verdinhas para receber ainda, então em breve der dar um aumentada. Fim de ano também está ai e espero ter dividendos da minha empresa, ao que tudo indica não será muito mas compensará bem.<br />
<br />
Vida pessoal tudo bem bacana, fazendo inglês, malhando (quando tenho ânimo de ir a academia), fazendo aulas de dança (ganhei uma bolsa numa escola muito legal, já queria fazer aulas, de graça então, to dentro), namorando firme e minha namorada quer casar.<br />
<br />
Isso mesmo meus amigos, minha namorada está doida para casar. Penso muito em casar e quero também, ela é ótima em todos os sentidos pra mim, especial mesmo. Mas o complicado é o lado financeiro, pq eu ganho relativamente "bem" e ela está em início de carreira coitadinha. Agora ganha 1k, muito complicado né? Então tenho conversado muito com ela pra gente casar e viver melhor do que vive hoje, e aumentando os aportes que é o que interessa muito pra ficar tranquilo! Além de sermos muito novos, claro. Mas isso é plano para daqui 2 anos +-, então até lá se Deus quiser estarei rico, lindo e andando de helicóptero kkkkkkk.<br />
<br />
Estou concentrando esforços em aumentar minha renda fora as questões da empresa, já tive resultados, depois conto as novidades. Já consegui 1k em média no último mês com os esforços, mas ainda estou testando algumas coisas e não tenho certeza de qual será a rentabilidade. Esses 1k um tiquinho compôs o aporte, um tiquinho ainda vai entrar e o restante gastei comigo, afinal também sou gente e estava precisando comprar umas coisas para abafar meu ego de economizador desorientado. <br />

Duas notícias para resumir, uma boa e uma ruim:<br />

a ruim é que o último mês e este foram FODAS, tive até que recorrer ao colchão de segurança na poupança, o que diminuiu meu patrimônio pouquinho e minou os rendimentos. tem dois meses que não aporto. O apartamento que compensou pq deu mais uma valorizada, apesar de o incc ter aumentado.<br />

a boa é que isso tudo aconteceu pq voltei pra casa da minha mãe, e a partir do mês que vem, já con as contas reguladas, volto a aportar. Minha meta de aporte pro mês que vem é no mínimo uns 1.500.<br />

Aos poucos que acompanham meu blog, sabem que moro sozinho a 2 meses, e que apesar de ser tranquilo e sem dramas, custa muito caro.<br />

Estou pensando seriamente em voltar pra casa da minha mãe. Sim sim, minha família é mala, esquisita e briguenta. Morar onde moro é maravilhoso, se eu tivesse mais dinheiro então, seria brilhante.<br />
<br />
O problema é que todo santo dia fico matutando: capetaaaa, se morasse com minha mãe tava ficando rico. A cada aluguel que pago (tudo dá na casa dis 1k400, mais alimentação, etc etc), fico mais triste rs. Se eu voltar, não juntarei tudo isso, pq como é longe do trabalho gasto mais gasolina, alugo vaga de garagem e almoço na rua, mas a conta seria mais ou menos o seguinte: mesmo com tudo isso, eu conseguiria aportar mais ou menos 1k a mais todo mês. Fechando meu aporte na casa dos 1k - 2k, todo mês.<br />

Se eu voltar, preciso vender tudo que comprei (uns 3k em média, geladeira, fogão, máquina etc etc) e também pagar 3k de multa contratual, mas eu recuperaria tudo isso em mais ou menos 4, 5 meses, talvez até antes, tendo em vista que se continuar na casa preciso comprar mais coisas, afinal ainda falta sofá, cadeira etc etc.<br />

Independência e lifestyle de empresário morando bem e sozinho mas aportando pouco ou casa da mamãe ganso nervosa com muitos gritos aportando muito?<br />
<br />
Se eu não tivesse educação financeira, com certeza continuaria a morar sozinho, afinal tenho o dinheiro, só junto menos. Mas a vontade sair da classe média fala muito alto em minha cabeçola inquieta.<br />
<br />
Dependendo também posso ajudar minha mãe (desnorteada financeiramente) a comprar um ape em vez de ela ficar pagando aluguel até ficar velinha coitada. Poderia dar 50% do que pago de aluguel por exemplo para ajudá-la a comprar o ape dela, que vai acabar sendo meu um dia. Claro que não é uma decisão fria e de investimento, afinal diminui o aporte, mas pelo menos o dinheiro dela do aluguel seria mais bem direcionado junto ao meu. É melhor tentar acertar a conta com ela do que ficarem os dois pagando aluguéis separados sem objetivo nenhum.<br />

Posso também reverter meu aluguel em um ape próprio, e pagar um financiamento de algo meu ao invés de alugar, tendo em vista que tenho o dinheiro para entrada. São várias opções, mas ainda prefiro voltar a morar com ela, ajudar um pouquinho pra ela comprar o dela (que será meu um dia) e aportar todo o resto.<br />

Aceito qualquer sugestão, crítica ou consultoria? Vou consultar o oráculo também, sou espírita like a matriz, consigo perguntar as coisas para o além. Vou ouvir a opinião do outro mundo também para tomar uma decisão bree kkkk!<br />

Fala pessoal! Poxa, mês de maio foi fod#$%* né?<br />

Mas como todos dizem, também acredito que não devo me preocupar com isso, pois meus investimentos também são de longo prazo. Só lamento não ter dinheiro agora para comprar, pq tem muita coisa ficando barato no Saldão Bovespa. Aporte mínimo, 500 reais (ainda ajustando a grana com a nova moradia, gastando demais). <br />

Peguei os 2.000 que renderam acumulado dos investimentos em carros com meu pai e comprei ações. Este mês rendeu mais 300, mas ainda não peguei a grana ainda. Logo que pegar compro mais algumas mixarias. Estou correndo atrás de uns planejamentos extras e de equilibrar minhas compras cotidianas da residência para voltar aportar mais alto. mês que vem acho que já consigo.<br />

No fim do ano também tenho dividendos da minha empresa, então esotu de certa forma tranquilo, mas não satisfeito, afinal preciso subir no ranking do pobretão rs.<br />

Pelo menos meu apartamento comprado pra investimento tá valorizando que é uma beleza, acertei na escolha da região. Se vendesse hoje já lucraria uns 30k. Depois da Copa espero ter rendimento de quase 100%, paguei muito barato. Até lá talvez eu o alugue depois de ficar pronto. Apesar deu não calcular rentabilidade sobre os "demais investimentos", o apartamento tem dado um up no total da carteira, a última venda lá foi de 130k, eu paguei 90k e ainda contratei mais acabamentos para valorizar! ;)<br />
<br />
Depois de assinar o financiamento dele com a caixa (mês que vem espero), resgatarei todo o dinheiro dos fundos de ações e comprei direto agora que já estou me acostumando e me sinto mais seguro para comprar.<br />

<b>Carteira sofreu, mas rendeu. Bolsa vale a pena.</b> ELPL4 despencou e me ferrou um pouco junto com OGXP3, mas ETER3 salvou junto com AMBV, que só aumenta com a graça do senhor Jesus e do Tio Patinhas rs. Tesouro Direto rendeu bem demais no ntnb principal 2015! Já me acostumei mais aos investimentos na bolsa e agora que tenho a grande maioria da minha grana em tesouro, vou alocar tudo que sobrer lá. Adorei ETER3.<br />

<b>Morar sozinho não é fácil </b>- PQP, SÓ GASTOS, GASTOS E MAIS GASTOS RS. Precisei comprar 1001 coisas, desde abridor de lata e rodinho de pia até coisas mais complexas como geladeira, fogão, máquina de lavar e o capeta a 4. Ainda não comprei nada de sala, quando me perguntam digo que faço ioga e preciso de espaço kkkk. Priorizei o inglês ao invés da academia, mas este mês já devo voltar. Já me ajustei ao ap novo, mas ainda preciso me acostumar a muitas coisas, estou almoçando em casa todo dia para economizar, e me ferrando na cozinha, mas aprendendo kkk. Preciso comer em casa, pq morar sozinho ARRUINOU meus aportes mensais (meu custo fixo saiu quase de 0 para muitas, muitas verdinhas.... só de custo fixo básico 1500 pratas em média, isso só de aluguel, condomínio e iptu + luz, claro. O resto ainda está por fora). Vale um pouco pelo sossego e estilo de vida, mas se estivesse morando com a mamãe ia poder aportar tipo 2.000 todo mês no mínimo... Mas vou correr atrás, trabalhar mais e conseguir chegar de novo neste patamar. O investimento financeiro na vida não é tudo, a experiência, formação de caráter e "virar homem", morando sozinho não deixa de ser um investimento em mim mesmo para me preparar para novos patamares, assim penso.<br />

<b>Este mês não tem aporte - </b>Isso mesmo, esse mês me fudi com o primeiro mês da moradia solo (também é o primeiro mês que não faço aporte), portanto gastei tudo que eu tinha pra poder viver minimamente bem e equipar minha casa com o básico que preciso, meu aporte foi todo em panelas, tupperware, produtos de limpeza, suportes, varais, talheres, eletrodomésticos e etc kkkkk. Mas rapidamente essas compras vão acabar, pois agora já estou com uma estrutura razoável e daqui uns 2 meses pretendo estabilizar. Já pretendo fazer aportes no mês que vem, vou ser muquirana em maio para juntar e compensar nas contas.<br />

Na vida pessoal tudo bem graças a Jeje Jesus: firme no namoro, empresa crescendo, muito trabalho, firme no centro espírita, firme no inglês. Só debandei na academia, aqui perto é muito caro e por enquanto virou artigo de luxo. Vou ver se volto mês que vem ou este mês ainda. Por enquanto vou fazer cooper para salvar o físico. Meu apê valorizou 35%, mas nem lancei ainda. Estou considerando ele como 120.000 reais (valor de mercado), mas já está em 130.000 uhuuuu.<br />

Sabem porque?<br /><br /><span style="font-weight: bold; color: rgb(255, 0, 0);">Fui morar sozinho.</span> Estou livre Tio Eike. Isso mesmo amigos investidores. Antes que me apedrejem, explico o porque tomei essa decisão tão irracional do ponto de vista de investidor se posso morar no doce lar da mamãe.<br /><br />O que acontece é que a situação lá em casa era BRAVA. Eram vários os fatores:<br /><br />Brigas demais, pensamentos muito diferentes (minha mãe mora de aluguel há pelo menos 20 anos e até hoje não comprou o ap dela, sendo que podia ter uma situação extremamente confortável mas não sabe administrar, não aceita ajuda e compromete todas as contas, motivo este pelo qual eu não ajudava em casa, tendo em vista que já era independente dela e de meu pai desde os 20 anos financeiramente). O principal foi isso: brigas, brigas e mais brigas.<br /><br />Motivos secundários: minha empresa está crescendo muito, e fica em uma região nobre da cidade. Sempre quis morar aqui ao lado, porém é muito custoso.<br /><br />O que acontece é que rolou uma briga lá e quase fui expulso de casa rs. Dramas a parte, fui procurar um apê e encotrei um do jeitinho que queria com o preço de aluguel razoável, apesar de CARO, aluguei por um preço muitooo bom. 1.000 nos primeiros 8 meses, 1.100 nos anos finais do contrato reajustado somente por igpm. Ou seja, tenho o apê pelos próximos dois anos e meio nestas condições, sendo que JÁ, ATUALMENTE, o aluguel do mesmo apê, no restante do prédio, varia de 1.400 até 1.800,00. Foda que ainda tem condomínio (350) e iptu (75)<br /><br />Resumo da ópera: Antes não tinha nada de contas fixas e com o aumento do meu salário, podia passar a aportar 1.800 - 2.000 todo mês.<br /><br />Agora vou ficar na casa dos 700 - 1.000, MASSSSS é temporário rs, tendo em vista que a empresa cresce a olhos vistos e carro apertado é que anda, vou ter que trabalhar dobrado, triplicado quem sabe.<br /><br />O que pesou na conta, para resumir:<br /><br />1.400 reais a mais de gasto fixo para mudar/morar sozinho num apê BACANA e na MELHOR região da cidade praticamente (1 quarto). Mas não é luxo, foi tudo bem pensado friamente, lhes digo o porque:<br /><br />gastava 300 reais de gasolina por mês, agora que posso trabalhar a pé, acho que não vai passar de 70,00 (economia de 230,00)<br /><br />gastava 500 - 600 por mês de almoço na rua, pretendo fazer todas as refeições em casa (economia de mais uns 300,00)<br /><br />gastava 30 - 40 minutos para ir e 30 -40 para voltar para casa todo dia no stress do maravilhoso trânsito de BH. Além disso minha empresa não tem estacionamento e ficava no mínimo uns 10 minutos esperando vaga todo dia aqui na rua, tirando as multas de rotativo (pq eu não coloco, já fiz as contas e não compensa), que varia ai na faixa de uns 300,00 por ano + os pontos na carteira. Ou seja, 1h20 +- no mínimo por dia de deslocamento x 5 dias na semana = 6 horas a mais por semana, ou seja, quase um dia de trabalho, que vou usar para gerar mais receita.<br /><br />gastava 80 alugando a garagem no antigo apê da minha mãe, pq lá era só uma vaga por apê, agora já está incluso no aluguel.<br /><br />1500 - (custo fixo aluguel + luz + iptu + condomínio) menos 230 - 300 - 80 = 890 + O TEMPO ECONOMIZADO.<br /><br />E a qualidade de vida, hein hein? Levanto uma hora mais tarde, vou trabalhar a pé (7 minutos), meu inglês já era aqui do lado, todas as reuniões são aqui perto e por ai vai. Economia eterna de motel e vai seguindo assim... São muitos benefícios, mas tem um preço e é CARO. É o que resolvi pagar pela liberdade, para ter mais calma e ficar mais centrado nos meus negócios.<br /><br />No fim das contas, claro que sairei perdendo nos aportes, masssss recuperarei em pouco tempo, pois ficarei com o preço do aluguel congelado e o MÁXIMO que eu ficaria na casa da minha mãe seria mais 1 ou 2 anos (tenho 24), só antecipei o prazo pela briga SINISTRA e pela oportundiade única do apê que apareceu. Sem contar que vou crescer absurdamente como pessoa, amadurecer muito e me preparar para o primeiro milhão. Ainda tem os dividendos da empresa no fim do ano.<br /><br />Só fiquei meio chateado pq esse mês ia aportar 3.800,00 (entrou um trabalho extra) e acabei aportando só 900,00, pq precisei comprar algumas porcarias que durarão pra quase todo o sempre: máquina de lavar, geladeira, fogão, panelas, tudo de casa e etc.<br /><br />Mas pelo menos estou com o ego em dia: morando num apê like a Eike Batista (brincadeira rs), no ponto mais top da cidade, a 6 min do meu escritório, no apê do GARANHÃO kkk (se um dia eu ficar solteiro deus me livre, ainda bem que amo minha namorada e ela é muito firmeza), sozinho e independente aos 24 anos, empresário e com total liberdade de fazer o que eu bem entender.<br /><br />No fim das contas acho que estou bem. A minha empresa graças a Deus está indo muito bem e consumindo muito do meu tempo. Além disto peguei um projeto a mais para garantir um pouco maios de aportes futuros. Fevereiro foi bacana. Consegui controlar bem minhas metas pessoais de gasto, fechei o mês com a despesa super controlada e recebi uma graninha a mais de férias, o que me garantiu um aporte razoável.</div><div><br /></div><div>Bati os 65k! Uhu! Rentabilidade média da carteira: 1.40%(bem básica né? nada demais, mas ok, melhor que poupança rs). Continuo firme nos investimentos pessoais: inglês, academia e ainda tá dando pra fazer massagem toda semana pra dar uma aliviada no stress do dia a dia que é bravo. De quebra além de relaxar fico mais saudável e sem dores na coluna, que andavam me incomodando muito. Janeiro acabou e já estamos em fevereiro, que beleza. Fiz um post no início do ano para começar a postar mensalmente e janeiro acabou, então vamos lá.<div><br /><div>Minha carteira teve um rendimento legal em janeiro devido ao tesouro direto, que está com ótimos índices nos títulos que invisto (ntnb principal e ntnb). Tentei manter meus gastos baixos mas janeiro é FODA. Mês longo e vários gastos como: parcela do seguro do carro, IPVA, matrícula e mensalidade do inglês, as malditas multas de carro que me perseguem, entrei na academia e por ai vai. Até março vai ser assim pra mim, pois pago seguro do carro e prestações maiores do apartamento.</div><div><br /></div><div><b>Prós</b>: gastei com inglês e academia, mas isso são investimentos pessoais importantes.</div><div><b>Contras:</b> Gastei pra baralho (ok, nem tanto assim) com os gastos corriqueiros (compro tudo TUDO MESMO no cartão de crédito para acumular milhar e viajar pro exterior ao menos uma vez por ano), mas nada dispendioso. Em fevereiro pretendo ser mais mão de vaca para poder poupar mais e fazer um aporte mais bacana, até porque o mês é menor. </div><div><br /></div><div>Meus fundos de investimento valorizavam bem e tiraram um pouco do atraso de 2011, espero que se mantenham assim. Ainda não fiz aporte este mês (a não ser as prestações do apartamento, que considero como aporte mensal, 741,96), primeiro pq sobrou uma mixaria, segundo pq não vi nada legal pra comprar com pouca grana. Depois de ler alguns blogs de outros investidores mais experientes, resolvi recalcular minha carteira em sistema de cotas. Para isso precise recalcular minha carteira, pois alguns investimentos como o apartamento e o investimento em carros iriam atrapalhar o cálculo correto, pelos seguintes motivos:<div><br /></div><div>O apartamento está sendo pago mensalmente, e será financiado. Ficará pronto em 2013, quando pretendo revendê-lo ou alugá-lo. Outro ponto importante é que não é possível precisar com exatidão a valorização do imóvel, apesar de ter uma boa ideia pelo mercado.</div><div>Os pagamento mensais são vistos como aporte (afinal são um investimento mensal para longo prazo), porém eles não tem a valorização mensal, e o resultado aparecerá mais concreto em 2013.</div><div><br /></div><div>O investimento em carros, por ser familiar, apesar de muito rentável, também não rende uma quantia certa todo mês capaz de se mensurar, por isso também o dividi.
